Interior designers in Highgate
LLI Design is an interior design studio based in Highgate. We have been here since 2012, having previously been based in Islington, and much of our residential work is in and around Highgate. Being based locally gives us a good knowledge of the area’s housing stock, the architectural vernacular and local planning in both Camden and Haringey, as well as the local estate agents. Clients can meet us at our studio and showroom in Broadbent Close in Highgate Village. Most of our projects are whole-home renovations, covering architectural design, interior architectural design and interior design, from layouts and extensions through to finishes, lighting and furniture. Construction and fit-out can be carried out by our sister company, Pegasus Property, with whom we share ownership, management, offices and technical staff. Being based in Highgate Village means that we are on site regularly throughout the build.
How we work
All our services are available as standalone services, and we are happy to work as part of a wider professional team. Where clients want it, we can deliver the whole project, from architectural and interior design through to construction, fit-out, joinery and AV, with a single point of contact. In our experience, that is where we can provide the most value to our clients.
Working in Highgate
Most of Highgate is within the Highgate Conservation Area, which is designated separately by Camden and Haringey, so external alterations generally need planning permission. At one Victorian terrace, we obtained planning permission to replace a later conservatory with a contemporary one, including a glass floor to bring light down into the lower ground floor.
Recently, we obtained planning permission for a ground-floor rear extension to a large maisonette in Highgate Village. As it is part of a leasehold block, this also meant securing a licence to alter, and coordinating with our associate arboriculturist on the root protection areas around the new extension. Elsewhere in Highgate, we obtained planning permission to replace a cramped three-metre dormer with an almost full-width five-metre one, which let us reroute the staircase far more comfortably. This needed close coordination with Haringey’s planning team and conservation officer. At the same property, some of the other works fell under permitted development, so they didn’t need planning permission. We still applied for a Lawful Development Certificate before starting, so the council confirmed in advance that the works were lawful and nothing was built at risk.
Some of Highgate’s housing stock is terraced, with no side or rear access. On those houses, during construction and fit-out, all materials have to come through the house, including those for any work to the rear garden, so the works have to be sequenced carefully, from the top floor down to the front door. Highgate’s old village streets can also make skips, deliveries and parking challenging, but we always make it work.
Air conditioning
Air conditioning is becoming a much more common request. For an air conditioning system, the outdoor units usually need planning permission and have to meet the council’s noise constraints, showing that the noise from the external plant will sit below the lowest background noise level measured at the site, including at night. On one recent project, an acoustician’s assessment showed the units would only exceed the limit between 11pm and 7am, so we specified controls that reduce the outdoor units’ output during those hours. On a current Highgate project, we are proposing acoustic enclosures around the units instead. We choose the approach to suit the site.
What a Highgate client said
“Linda redesigned our house and made the whole process from start to finish enjoyable. We loved working with Linda who seemed to ‘get us’ and our taste from the beginning. Her team was able to work within our budget and 10 years later we still love everything they have done. I still get comments about our feature walls when ever I have my camera on a work zoom call.”

Frequently asked questions
Can I get planning permission for air conditioning in Highgate?
Yes, in most cases, as long as the outdoor units are carefully positioned so that they are visually unobtrusive, and can be shown to meet the council’s noise requirements. We work with our associate acoustician, and where needed, we specify controls that reduce the units’ output at night, or acoustic enclosures.
Can you look round a house with us before we buy?
Yes. We regularly view houses with clients before they buy, to advise on possible amendments to the layout, planning potential and what might be achievable.
Can we visit your studio?
Yes. Our studio and showroom is in Broadbent Close in Highgate Village, where clients can see lighting and AV demonstrated. Visits are by appointment.
Do you only take on whole projects, from design through to construction?
No. All our services are available on a standalone basis, from interior design to architectural design, lighting or AV. Many clients choose the full service, though, as it gives them a single, streamlined point of contact.
Will alterations to my house need planning permission in Highgate?
Often, yes, if the works alter the external envelope of the building. Most of Highgate is in a conservation area, which limits what can be changed without permission. Some alterations fall under permitted development, in which case we usually recommend applying for a Lawful Development Certificate for the proposed works before starting. If the house is listed, internal alterations also need listed building consent.
Is my house in a conservation area?
Most of Highgate is. The Highgate Conservation Area covers the village and surrounding streets, and is designated separately by Camden and Haringey. The Holly Lodge Estate and nearby Dartmouth Park have their own conservation areas.
Do you work outside Highgate?
Yes. Most of our work is in north, central and west London, including Hampstead, Highgate and Chelsea, and we also work in the Home Counties and further afield.
Can you work with our existing architect or builder?
Yes. We are happy to work as part of a wider professional team, taking on the architectural design, interior architecture, interior design, lighting and landscape design, working alongside your existing consultants and contractors.
